- Home up to 2,000 square feet – $300
- 2,001 to 2,500 square feet – $350
- 2,501 to 3,000 square feet – $400
- 3,001 to 3,500 square feet – $450
- 3,501 to 4,000 square feet – $500
- 4,001 to 4,500 square feet – $550
- 4,501 to 5,000 square feet – $600
- If the House has a crawlspace or unfinished basement it is an additional $75.
- If the House is 30 years old or older it is an additional $50.

Inspection Outline
This is not an exhaustive list. I hope this helps in giving an idea of things I generally look at/for when inspecting a house.

Roof
When inspecting the roof I make note of the material used, check the condition of the soffat and chimney, as well as check the ventilation.
Drainage
When inspecting the drainage on the exterior of the house I check the flashing, gutter, and downspouts to make sure they’re functioning as intended and are installed properly. I also make sure to make sure there are no spots where water is collecting.
Structural
When inspecting a house’s structure I go through the attic, basement, and crawlspace to make sure there are no significant issues that are a problem now or ones that could be in the future.
Siding
When inspecting the siding of a house I make note of the material used and whether there is any issues that could potentially be an issue later on down the road. As part of the siding as well I make sure the garage doors are in working order and that there is no visible damage or issues.
Ground around House
When inspecting the ground around the house I make sure that it is properly graded. Inspect the walkways and driveways to make sure there is no issues or underlying problems as well as checking retaining walls when applicable.
Decks (including Stairs)
When inspecting a house that has a deck I make sure the deck is up to code and make note of any issues that need immediate attention or ones that could be in the future.

Wall, Ceilings, & Floors
When inspecting the wall, ceiling, and floors I make sure there are no big defects that could be potential issues and make note of them in the report.
Stairways, Railings, & Closets
When inspecting stairways & railings I make sure they are up to code and have no safety problems that could lead to someone getting injured. Inspecting Closets I make sure there are no issues such as holes in the walls, any issues with the flooring, check the lighting & make note if the lights work. Noting all my findings in the report.
Countertops & Cabinets
When inspecting the counters & cabinets I make sure there are no major defects or issues that could cause more issues in the future. Countertops I make sure are properly installed and caulked. Cabinets I make sure that all the doors work and that all of the cabinets are in working order as well.
Plumbing
When inspecting the plumbing I run water in all the faucts and tubs to make sure there are no leaks. I make note of what the plumbing is made out of and if there is any siginifanct issues with it. Such as not installed properly
Electrical
Inspecting the electrical of a house I make sure that the proper gauge of wires are used and that is connected properly.

Outlets & Switches
When inspecting outlets & switches I make sure that power is getting to everything and that the switches work and are actually connected to where they need to go.
Heating
Installed Equipment
Vent Systems
Flues
Fireplace, Stove, etc. (Both Wood & Fuel Burning)
Inspecting fireplace, stoves, etc. I make sure they are properly vented and that there is no big issues that could cause problems down the road.
Air Conditioning
I make sure the air conditioning is working properly. That is cooling off as it is suppose to based on the thermostat.
Installed Equipment
When applicable I make sure whatever extra installed equipment in a
Ductwork
Inspecting the ductwork I make sure that it is properly secured and connected so that it is not pulling in bad air or not sitting on the ground which causes it to degrade faster.
Insulation/Ventilation
Inspecting the insulation & ventilation in the attic I make sure the insulation is up to code and that there is enough of it. As this makes a big difference in how the rest of the house stays cool/warm.
Ventilation in Attic/Crawlspace
I make sure that the attic/crawlspaces have adequate ventilation to make sure that there si no build up of moisture or such that could cause harmful & costly problems in the future.
Bathroom & Kitchen Ventilation
Inspecting the bathroom & kitchen ventilation I make sure it is properly vented and that it is working order.
Clothes Dryer Exhaust System
Inspecting the clothes dryer exhaust system I make sure it is properly ventilated.
Appliances (when applicable)
When appliances are left in the house I make sure all of them are in operational order and make note of anything that might be of concern.
Ovens/Ranges
Inspecting ovens/ranges I make sure that they heat up properly and that there are no issues that could cause problems down the road.
Dishwashers
Inspecting the dishwasher I make sure that it is properly installed and working. Such as it is plugged in and getting water.
Disposals
Inspecting the disposals I make note of if it coneccted and working properly or if it is need of repair.
